Main Purpose/Scope:

Reporting to the Manager, Maintenance I personnel perform general semi-skilled and manual maintenance and repair work on assigned facilities and premises. This position follows a preventative maintenance program by conducting regular inspections of the buildings, grounds, utility systems, and machinery. Maintenance I personnel are required to complete administrative paperwork as it relates to their position.

 

Key Responsibilities and Duties:

  • Follow daily maintenance routine and document data appropriately as per organizational procedures
  • Accurately maintain the Life Safety and Planned Maintenance Log on a daily, monthly, and semi-annual basis to reflect all work done within the facility
  • Oversee heating plant operation within the scope of 5th Class Power Engineering
  • Inspect equipment regularly and arrange for service and repairs when needed
  • Troubleshoot and solve problems related, but not limited to: electrical systems, boilers, kitchen equipment, and general plumbing
  • Perform preventative maintenance utilizing established guidelines
  • Ensure security requirements are adhered to including: building security, key control, and   emergency procedures where applicable
  • Perform general duties such as: painting and wall repairs, cleaning, carpet shampooing, grounds keeping, and snow removal
  • Request equipment, materials, and supplies within budget and obtain quotes from contractors as required while following the Purchasing Policy and Procedure
  • Assist Manager to secure qualified labour contractors
  • Perform administrative duties such as preparing estimates of time, labour, and material requirements, and maintain associated records and reports
  • Oversee contract labour to ensure satisfactory performance and completion of contracts as per organizational procedures
  • Monitor recommended and approved facility projects and make short and long term recommendations for future projects and preventative maintenance programs within budgetary constraints
  • Ensure maintenance areas are kept clean, organized, and hazard-free
  • Attend to maintenance emergencies as they occur
  • Assist with cleaning/janitorial duties
  • Perform landscaping, grounds keeping, and exterior site duties as required
  • Handle emergency situations as they arise and be cognizant of, and comfortable with, the emergency procedures of the building, including assisting with the evacuation of residents
  • Other duties as required

 

Job Specifications:

 

Education/Training:

  • Minimum Grade 12 or equivalent
  • Minimum 5th Class Power Engineering Certificate, Building Operator "B", or "Fireman's" Certificate
  • WHMIS training

 

Experience:

  • Minimum of three years' experience in the maintenance field
  • Trades training considered an asset
  • General knowledge of codes and standards of practice for building and ground maintenance trades considered an asset
  • Experience in equipment maintenance, including knowledge of commercial kitchen equipment, considered an asset
  • Experience using a Bobcat, snow blower, and grounds keeping equipment considered an asset

  • Ability to multi-task in ever-changing environment

 

Requirements:

  • Complete work-related training as required
  • Support and adhere to all current and future Foundation policies and procedures
  • Support and adhere to all federal and provincial legislation as it applies to the Foundation including, but not limited to, Alberta Housing Act, Freedom of Information and Protection of Privacy, Protection for Persons in Care Act, Occupational Health and Safety, and WHMIS
  • Uphold all applicable standards including, but not limited to, Supportive Living Accommodation Standards and Continuing Care Health Service Standards
  • Participate and take an active role in the Occupational Health and Safety Committee and Hazard Assessment reviews
  • Participate in regularly scheduled staff meetings
  • Follow facility evacuation policies and procedures
  • Ensure compliance with dress and grooming policy to project and maintain a professional image
  • Mobility to work in multi-storey building and physical stamina to lift and carry up to 25 kg.
  • Physical ability to climb and work from a ladder
  • Physical ability to manoeuver floor and/or carpet cleaning equipment

 

Specific Requirements:

  • Current satisfactory Criminal Record Check
  • 5th Class Power Engineering Certificate, Building Operator "B", or "Fireman's" Certificate
  • Valid Class 5 driver's license
  • Current satisfactory driver's abstract
  • Current claims experience letter
